|Recommended: YesLove this place — Favorite apartment I have live in so far Building is new, clean, and spacious. I do not ever hear any noise from neighbors or the outside. The apartment itself is beautiful, with modern floors, countertops and lots of light. I love that the area is so close to a mall, shops, grocery stores, and even the airport. Such a great location, and great staff as well. Alberto was especially helpful when showing the apartment.

|Recommended: NoPoor service nice enough building — The apartment is nice until you have any issues other than extremely routine maintenance stuff, then it is a huge headache trying to first of all get in touch with management and then actually convince them to do anything about it. We also had produce deliveries go missing multiple weeks in a row and when we asked for assistance in figuring out what was happening, got absolutely zero response. Guest parking is about 12 spots for the entire multi-hundred unit property so on weekends there is none and many weeknights you're out of luck too. The next closest parking is a half mile walk and costs 10. The maintenance and custodial staff are very nice and helpful to the extent they can be but they are limited to the basics.

|Recommended: NoOverly expensive — There are a lot of nice qualities, but overall it is not a great place to make a home. Shortcomings include impossibly limited guest parking, design shortcuts, and poorly behaved neighbors.

|Recommended: YesLove the property — We love our apartment and the staff at Modera but the other residents don't follow the community guidelines, especially when it comes to smoking. The amount of times that our apartment REAKS of smoke from both weed and cigarettes is disgusting - because of the air smoke that floats up to our apartment on the 7th floor. Not only does it smell bad, but marajuana is TOXIC to dogs so we choose our apartments based on smoking policy. The fact that the other residents don't respect the community rules is frustrating.

The quality that made this place stand out the most was the assistance I received from one of the property staff, Karim Léon. He helped with every question and made the process as stream lined as possible and I never received that from any other complex I looked. If you are lucky enough to receive his assistance, then know you're in good hands.

Work order requests do seem to take some time. Front of the house staff is very professional and easy-going. Parking for guest could be better.

|Recommended: NoGreat new property, with some major growing pains — I think the property amenities if they ever open are great. Overall Property is clean and very well kept. Parking seems decent, guest parking could be better. Maintenance staff is great, and appears to have their hands full with some tough tenants my floor's trash room is consistently filled with rotting trash that other tenants do not throw out despite being 2ft from the trash chute. I would guess that this is due to the unknown trash dumpster pick up schedules, which shut down the chute, are not posted anywhere for tenants to then assess and wait to take their trash out for when it reopens. That seems like an easy solution. However, it might also just be some shitty tenants who appreciate degrading the community do not care either way. It is Los Angeles, who knows. The leasing staff ranges on extremes from most staff seeming extremely welcoming, nice, and pleasant, to a couple coming off as cold and rude. Unfortunately, it is human nature to remember the negative experiences, especially from leasing staff who are integral to sustaining a community atmosphere. The person who toured your apartment with you signed you is your first point of contact and reference point to a degree for the community. When they are cold or rude, it can substantially detract from the community experience. Apartments inner-apartment features and amenities are great, but may not be worth the full price tag. It is very difficult not to resent seeing the same floor plans models go for 700 less month now than when I signed, without staff reaching out. I understand how contracts work and signing at that price. However, it adds insult to an understandable injury, as my rent is likely part of the cash flow used to help pay for amenities gym equipment leases purchase loans that I will potentially have only gotten to use for maybe 3 weeks out of my entire lease thus far 6 months. Future tenants will pay less share benefit more from this equipment and amenities that current tenants helped pay for but were not able to utilize. Those combinations are not how you treat a community tenants with a long term fairness that inspires resigning commitments. This is a main, majority reason I will likely not re-sign at Modera.

|Recommended: YesConvenient affordable well maintained — It's nice. Only thing, is that some people with pets aren't responsible with their pets' waste. We are pet owners and are very conscientious of where to walk the dogs to do their business and to pick it up afterwards. We don't allow our pets to relieve themselves on the sidewalks, in stairwells or other areas frequented by pedestrians. The other thing is smokers. This is upposed to be a non-smoking property but we've exepreinced ongoing issues with smokers. People caught smoking should be warned, then fined if caught a second time, then evicted if caught a third time. Simple. Other than that all good.
