submitted by Richard S. - |Recommended: YesConvenient affordable well maintained — It's nice. Only thing, is that some people with pets aren't responsible with their pets' waste. We are pet owners and are very conscientious of where to walk the dogs to do their business and to pick it up afterwards. We don't allow our pets to relieve themselves on the sidewalks, in stairwells or other areas frequented by pedestrians. The other thing is smokers. This is upposed to be a non-smoking property but we've exepreinced ongoing issues with smokers. People caught smoking should be warned, then fined if caught a second time, then evicted if caught a third time. Simple. Other than that all good.

submitted by Sylva H. - |Recommended: YesFeel Like a Resort- Just has thin floors and walls — The campus is very nice and polished. The staff is amazing and helpful. The unit interior is luxury, just the walls and floors are thin. I can hear the tenant above me walking and moving around all day every day. The staff is trying to help me with the issue, but the building is just not sound proof. I wish the architect put more sound installation in the floors and ceilings. I love the pool and fitness center. I love the art work and fragrances in the lobby. the property is five stars in all of the areas, but the sound issue. Since i work from home, I need to have a office setting so I can think, the sound is impacting my ability to think. Thank you

submitted by Jamillah M. - |Recommended: YesOverall Review — The property is beautiful and it's a pleasure to live here with the various amenities offered. Unfortunately with COVID, we have been unable to use a few, but prior to, I can appreciate the building not feeling crowded which is a huge plus for us. The pet's can be a little annoying with the various pet smells and so many residents with pets. The internet signal can definitely be improved, especially in the office and conference rooms where you do need to use your internet and phones. Otherwise, the location is great. The facilities are beautiful and the apartments are very nice and updated.

submitted by Clisteen H. - |Recommended: NoAesthetically pleasing, but service needs improvement — Parking Availability Guest Visitor parking is challenging. Noise Even though we are next to the freeway, it is impressive that the traffic noises do not come through. However, sounds from upstairs neighbors are amplified. Grounds Cleanliness Mostly neat and tidy. We did have ant problems the first couple of weeks living here but they seem to be gone now. The trash room tends to get messy but they are cleaned up within the week. Construction Quality Overall construction seems ok. However, the noise from neighbors are amplified. I can also smell things coming from vents sometimes e.g. what my neighbor is cooking or smoking...sometimes sewage-like smell . Maintenance Staff Haven't had much maintenance issues since the property and appliances are brand new. But the times we've had requests, the staff have been very responsive. Property Staff Staff is verbally responsive and professional. However, I am not happy with the execution. In my experience, they will explain to me a situation but I've had to follow up multiple times for requests and it makes it difficult for me to trust that they will follow through with what they say, when they say it will happen. 1 Before moving in, the leasing agent I signed with was professional and friendly. However, she was not very forth-coming with some of the questions I had. I’d asked her about guest parking, and she was very vague about the availability of parking and just told me that guest parking is available and that leasing would accommodate for whatever guest parking I would need in the future. I trusted what she said and expected parking to be available should I ever have guests over. However that was not the case. Once I moved in, I realized that guest parking was not readily available and that in order to receive additional guest parking space, there would be additional costs. I don’t have a problem with the additional fees or whatever the policy is, but this was not transparent to me. 2 Move-in special. I had qualified for a 1000 move-in special and was told I’d receive a gift card within 1-2 months. I’ve had to follow-up multiple times 4 regarding this. I’ve been here about a year now and still am waiting for this to be resolved. Overall experience living in Modera has been OK. Compared to other apartment communities, Modera is aesthetically pleasing to live in. However, at this price point, I expected better service. I think there can be improvements in the quality of service from the management staff. Most of my frustration is from expectations. Leasing will say one thing, but they seem to have trouble following through with what they say and I am constantly having to follow up with requests.

The place has nice designs and all the amenities are very nice

submitted by Melissa C. - |Recommended: NoApartment is nice. Professionalism from staff is lackluster. — The apartment i moved in the penthouse and the amenities are nice. I was even given a beautiful bouquet a few days after I moved in as a welcome home gift from the staff. That said, I’d like to add that the professionalism from the property staff leaves much to be desired. Alberto kept making egregious errors on legally binding documents. He repeatedly would write a rent that was 200 higher than the advertised Rent. I had to call him on numerous occasions to correct his mistakes, initially I was quite forgiving because he is nice, however I became annoyed due to his repeated negligence. He erroneously put a prorated rent that was 3K higher than what was calculated on the legal document. He did not have the online payment ready on the day of move in. Luckily he wasn’t present, Karim and Taylor were kind enough try to right their colleague’s wrong . Alberto accidentally charged me for prorated parking on my portal, which suddenly disappeared. weird charges one day, gone the next . And then would harass me with multiple phone calls even during the weekend to address matters no longer relevant to my tenancy. Karim was incredibly professional and has apologized for his colleague’s oversight. At times I wonder if I were a white male doctor, instead of a black female doctor, if my treatment would have been different The washer leaked water on the first use, the filters on the fridge needs to be replaced the water was disgusting, I use purchased water . The floors upon examining it had an enormous in quantity and size amount of scratches, and paint splatter. There are nails on the wall, and holes that I did not place. I was told that someone would come to address the scratches this week no one showed up. Lastly, but not least the door to my bedroom doesn’t close because of a misaligned latch and strike plate. Overall, this has not been a luxurious experience. My move in has been quite the hassle. Overpriced for an underwhelming stay, I’m hoping that things will change, because unfortunately, I’m locked in this lease. This is my second week.
